Tenant Screening

We take tenant selection seriously and understand that the wrong tenants can result in delayed rent payments and endless maintenance calls. We understand the property needs to be rented quickly – but it is important to find the best tenant possible analyzing the following criteria.

Lease execution & renewals

We prepare, execute and renew every lease.

  • We prepare the comprehensive lease documents and coordinate the lease signing.

  • We collect the first month’s rent, last month’s rent and security deposit at the time of signing.

  • Re-key and change the codes for the property in everytime a new tenant takes occupancy of the rental.

  • Schedule and manage property assessments and walkthroughs before and after a move-in and move-out.

  • Provide tenant with new keys and Portal Access

Rent Collection

We don't get paid if you don't get paid. That is way is so important for us for you to receive your payments in full and on time.​

  • Tenants are offered a variety of ways to pay their rent.

  • We treat each tenant with respect, as a positive relationship with tenants leads to on time payments as well as a better care for your property.

  • We track incoming rent payments for each property and if there are any delays we proactively serve a 3-Day Notice and reach out to the tenant for payment.

  • When necessary we will turn delinquent residents over to one of our eviction attorneys with your approval. Current eviction rates are $1,500 owners are responsible for attorney fees and we will support the attorney thru the entire process.

Maintenance

We conduct inspections upon move-in and move-out and ensure all maintenance issues are addressed in a timely manner.​

We have an extensive network of vetted subcontractors in all trades such as painters, electricians, plumbers, carpet installers, HVAC specialists, and appliance technicians. Due to the volume of work of our company, we are able to receive quality service at fair prices.

  • We conduct routine inspections to ensure your investment is protected & handle repairs promptly.

  • Tenants know routine maintenance requests are required to be made online, so we have a documented record of work that’s done on your home.

  • We upload inspection photos to the owner portal so you can review them from any device.

  • We always inform the property owner for any expense over $150.00 and confirm their approval, prior to beginning any work.

  • Maintenance scheduling is included at no additional charge to the property owner.

Financial Reporting

Each owner has a secure folder in our portal which includes video inspections of the property and downloadable copies of the management agreement, the lease, paid vendor invoices, and monthly and annual financial reports – all available for download.

  • Owners are paid by direct deposit to their chosen bank account by the 15th of every month.

  • Owners will receive a 1099 form at year-end for tax preparation.

  • We also provide an annual summary owner statement per property.
