• Act as a liaison between the Board and the homeowners.

• Provide property inspections for maintenance needs, and to ensure community standards are met. Notify residents of violations.

• Solicit and evaluate bids.

• Supervise on-site personnel.

• Provide monthly and annual meeting notices.

• Organize and attend Board meetings.

• Assist in purchasing and leasing process.

• Maintain comprehensive owner records.

• Inform Board of applicable State Statutes & assist with compliance.

• Ensure compliance with all legal and regulatory requirements

• Solicit insurance proposals.

• Assist in managing insurance claims.

• Comprehensive office record keeping and file maintenance.

• Form processing for architectural compliance.

• Processing of sales and lease applications.

• Processing and mailing of annual meeting package to owners.

• Handle all resident requests according to board policy.

• Provide 24 hour emergency service.

• Establish bank accounts in Association’s name.

• Collection of all maintenance fees.

• Process all accounts receivable and accounts payable

• Prepare checks for Board signatures.

• Reconcile and balance all bank statements.

• Provide a computerized monthly financial statement including general ledger, income statement, budget comparison, check register, and delinquency report.

• Process delinquent accounts for legal action.

• Provide yearly budget.

• Assist with Annual audits.

• Fraud protection assistance
